Gary-

Our property is in Moldonado, were la Punta is.

We don't have a 100% surcharge. I doubt that PDE does either.

If you still have questions, I can direct you to legal/accounting people that have all the answers.

What about the contribucion inmobilaria / annual property tax for non residents.

Apparently there is a surcharge of 100% for non residents apart from neigbouring countries.

This surchgarge is apparently not applicable in certain coastal areas of toursitic interest.

BUT no one can seem to tell me where these certain areas are. Is Punta del Este one of those areas?

Guy-

As you know, taxes can become a problem anywhere. However, taxes are pretty mild compared to most of the US.

We have a friend up the hill from us in Piriapolis. His house is worth 200,000 or so. His taxes are about $500/year. The tax load can be a bit higher in La Punta or expensive neighborhoods in Montevideo. A similar place might pay twice as much. All this is subject to change of course.

Keep on reading, because we are going to highlight the warts as well the good stuff. No hype here.
